Job Role & Summary


A Residential Construction Manager is a professional who organizes budget and supervises the building of homes. He/She usually works from an office, but may periodically work on-site and is responsible for hiring and managing employees, scheduling projects, monitoring construction progress, securing permits, and budgeting site finances. He/She also tracks work quality, ensures safe work conditions, and makes sure contractors are paid on time.

Responsibilities

 

  • Oversees construction sites, general contractors, and workers to ensure a high level of quality and safety.
  • Guarantees that all work is performed in accordance with approved manuals and procedures.
  • Ensures that the project is constructed and documented in accordance with the contract documents and good engineering practices.
  • Develops and maintains project cost/change controls, and project budget and accounting records.
  • Performs change order estimating and assists the Project Manager in change order negotiations.
  • Assists in managing and reviewing the progress of contractors’ construction schedules.
  • Reviews weekly and monthly reports on the status and progress of the contracts, including project costs and potential changes.
  • Define clear roles & responsibilities and deliverable requirements in terms of both scope and schedule to all the team members.
  • Monitor construction productivity and schedule performance and investigate reasons for less than satisfactory performance.
  • Adhere to Company Safety Standards and promote safety culture among the ranks throughout the Company.
  • Reports the status of projects to business and market leaders.
  • Attend client program meetings as needed.
  • Plan, develop, and organize the construction effort to formulate the most cost-effective plan for timely completion within budget.
  • Provide recommendations and institute measures for improvement by a modification to operating procedures/work instructions.

  • Has good knowledge of construction technology and project controls.
  • Possess strong computer skills with Microsoft Office (Excel, Word, Outlook, PowerPoint) working knowledge of project management software.
  • Must be well-organized and good at multi-tasking.
  • Possess strong conflict management and problem-solving skills.
  • Displays good risk assessment and time-management skills.
  • Must have clear, honest, and conceptual planning ability.
  • Displays strong leadership skills.
  • Has solid numerical and analytical skills.
  • Should be comfortable with time reporting systems.

Qualifications

 

  • Must have a Bachelor’s or Master’s of Science in Civil Engineering, Construction Management, Architecture, or other related discipline required.
  • Must attain at least 5+ years of project experience working in the construction industry required.
  • Must be proficient with MS Office Suite of tools, exposure to schedule software, preferably Primavera (P6) preferred.
  • Experience with large manufacturing facilities construction sites preferred.
