Terms and Conditions:

  1. Lease Term: This Agreement shall commence on [Start Date] and continue for a period of [Lease Term] months, ending on [End Date], unless terminated earlier in accordance with the terms herein.

  2. Rent: Tenant shall pay monthly rent in the amount of [$Rent Amount], payable in advance, on or before the [Day of the Month]. Rent shall be payable to Landlord at the address specified herein or as otherwise directed by Landlord.

  3. Security Deposit: Tenant shall deposit the sum of [$Security Deposit Amount] as security for the faithful performance of Tenant’s obligations herein. This deposit shall be refundable to Tenant, less any deductions for damages or unpaid rent, upon termination of the tenancy.

  4. Use of Premises: The premises shall be used solely for residential purposes and shall not be used for any unlawful purposes. Tenant shall comply with all laws, ordinances, and regulations relating to the use of the premises.

  5. Maintenance and Repairs: Tenant shall maintain the premises in a clean and sanitary condition and shall promptly notify Landlord of any repairs needed. Landlord shall be responsible for major repairs and maintenance unless caused by Tenant's negligence.

  6. Utilities: Tenant shall be responsible for paying utilities, including but not limited to water, electricity, gas, and any other services consumed during the tenancy. Tenant agrees to set up accounts with the respective utility providers and to promptly pay all bills associated with the premises.

    Landlord shall be responsible for covering the utilities, this may include services such as trash removal, sewer, or any other utilities specified in the lease agreement.

  7. Subletting and Assignment: Tenant shall not sublet the premises or assign this Agreement without the prior written consent of the Landlord. Any subletting or assignment without Landlord's consent shall be void and may result in termination of the tenancy

  8. Termination: Either party may terminate this Agreement upon [number of days] days' written notice to the other party. Upon termination, Tenant shall vacate the premises and return possession to Landlord in the same condition as received, normal wear and tear excepted.
