Travel Agency Lease Agreement

This Travel Agency Lease Agreement ("Agreement") is made effective as of [Date], by and between [Your Company Name], a [State] Corporation with its principal office located at [Your Company Address] ("Lessor"), and [Lessee's Name], a [State] Corporation with its principal office located at [Lessee's Address] ("Lessee").

1. Premises

Lessor hereby leases to Lessee the premises located at [Your Company Address], comprising approximately [square footage] square feet of interior space ("Premises"). The Premises are more particularly described in Exhibit A attached hereto and made a part hereof. The Premises are to be used solely for the operation of a travel agency and for no other purpose without the express written consent of the Lessor.

2. Term

The term of this lease shall commence on [Start Date] and shall terminate on [End Date] unless sooner terminated pursuant to any provision hereof. Lessee shall have the option to renew the lease for an additional term.

3. Rent

Lessee shall pay to Lessor a monthly rent of $[Amount], payable in advance on the first day of each month. A late charge of [Percentage]% of the due amount will be added for payments made later than ten days after the due date. Rent shall be prorated for any partial month of occupancy.

4. Security Deposit

Upon execution of this Agreement, Lessee shall deposit with Lessor the sum of $[Amount] as security for the performance of Lessee's obligations under this Agreement. The deposit will be returned to Lessee within 30 days after the termination of this lease, less any amounts needed to cover damages or unpaid rent.

5. Use of Premises

The Premises shall be used exclusively for operating a travel agency and related activities deemed acceptable by Lessor. Lessee agrees not to use the Premises for any unlawful purposes or in any manner that could void the insurance or increase the insurance risk associated with the Premises.

6. Maintenance and Repairs

Lessee shall, at its own expense, keep the Premises clean and in good repair and condition. Lessee shall not allow any waste, damage, or nuisance on the Premises. All damage or wear to the Premises beyond normal use shall be repaired promptly at the Lessee’s expense to the satisfaction of the Lessor.

7. Alterations and Improvements

Lessee may not make any alterations, additions, or improvements to the Premises without the prior written consent of Lessor. All such permitted modifications shall be at Lessee’s expense and become the property of Lessor upon installation, except as otherwise provided in a written agreement by Lessor.

8. Insurance

Lessee shall maintain comprehensive general liability insurance in an amount not less than $[Amount] per occurrence, insuring against all liability of Lessee and their authorized representatives arising out of and in connection with Lessee’s use or occupancy of the Premises. Lessee shall provide Lessor with a certificate of insurance naming Lessor as an additional insured.

9. Indemnification

Lessee agrees to indemnify, defend, and hold harmless Lessor against any and all claims, liabilities, legal fees, damages, and costs arising from the conduct of Lessee’s business, Lessee's use of the Premises, or breach of this Agreement.

10. Default and Remedies

If Lessee fails to perform any of its obligations under this lease or if Lessee’s use of Premises becomes detrimental to the safety, reputation, or operation of the property, Lessor may consider these actions as a breach of the lease and exercise remedies, including termination of the lease, repossession of the Premises, and legal action for damages.

11. Dispute Resolution

In the event of a dispute arising under this Agreement, the parties first agree to attempt to resolve the dispute through friendly negotiations. If the dispute cannot be resolved within 30 days, it shall then be resolved by binding arbitration in [Location], under the rules of the American Arbitration Association.

12. Notices

All notices under this Agreement must be given in writing and will be deemed delivered when delivered in person or deposited in the United States mail, postage prepaid, addressed as at the beginning of this Agreement.

13. Entire Agreement

This document represents the sole and entire agreement between the parties involved. No verbal representations or agreements made prior to this document shall be considered valid or have any legal effect.

14. Governing Law
