1. Introduction

6.4 Indoor Air Quality: The Tenant shall maintain indoor air quality by using low-VOC (Volatile Organic Compound) materials and ensuring proper ventilation systems.

7. Maintenance and Repairs

7.1 Tenant’s Responsibilities: The Tenant shall maintain the Premises in good condition and promptly report any maintenance issues or repairs needed to the Landlord.

7.2 Landlord’s Responsibilities: The Landlord shall be responsible for major structural repairs and maintenance of building systems, including but not limited to HVAC, plumbing, and electrical systems.

8. Termination

8.1 Default: Either party may terminate this Agreement upon written notice to the other party in the event of a material breach of any provision herein, subject to the cure period specified in Section 8.2.
