LODGER AGREEMENT

This Lodger Agreement (hereinafter referred to as "Agreement") is entered into as of the date of last signature below, by and between [Your Name] (hereinafter referred to as "Landlord") and [Lodger's Name] (hereinafter referred to as "Lodger"), jointly referred to as "Parties".

1. PROPERTY

The property in question can be found at the address documented as [Property Address]. Within the confines of this property, there is a designated portion that has been earmarked to be leased out to the lodger. For clarity and simplification, this designated portion of the property that will serve as accommodations for the lodger will be referred to as the "Lodging Space" in all subsequent interactions and transactions.

1.1 Condition of the Property

The owner of the property henceforth referred to as the Landlord, pledges agreement that the residential or commercial space, herein identified as the Property, shall be in a livable or usable state that meets all the standards of habitability by the time the lease term commences. Further, the Landlord acknowledges and agrees to undertake any obligatory repairs or maintenance work that could emerge as necessary for preserving the status of the Property as habitable. The execution of such tasks shall fall under the sole responsibility of the Landlord.

1.2 Inspection and Inventory

Before the Lodger takes possession of the Lodging Space, both Parties shall conduct a joint inspection to document the condition of the Property and its contents. An inventory list of furnishings and appliances shall be attached as an appendix to this Agreement.

2. DURATION OF STAY

The initial starting date of the agreement or contract has been set to commence on the first day of April in the year 2050. Consequently, this agreement or contract shall carry on in effect up until the very last day of March in the following year, which is 2051, unless, however, it is prematurely ended or terminated earlier based on provisions stipulated within this very same agreement or contract.

2.1 Renewal Option

When the initial term of this Agreement concludes, the Lodger could be given the choice to extend the duration of this Agreement for a period that has been clearly defined. However, this will be subject to the negotiation and agreement on new terms and conditions that would be appropriate for this extension period.

3. RENT

The individual participating in the lodgings also referred to as the Lodger, shall adhere to the agreement of paying a monthly rate set to a standard amount of $1000. The transaction of the stated amount should occur on the initial day of every subsequent calendar month without fail. Moreover, the designated payment currency will be United States Dollars (USD), and this sum will be transferred through either the means of a bank transfer of the lodger's choosing or through an individually certified check.

3.1 Late Payment

If the payment of the rent is delayed, a late fee would be incurred by the tenant. This late fee will be charged at a rate of $50 per day. This will continue to be charged every day until the outstanding rent is completely settled and there is no further amount left outstanding.

3.2 Rent Adjustment

The Landlord retains and holds the prerogative to make alterations to the rental fees or payments, and the same will be implemented or become effective after he/she provides a written notice to the Lodger. This written notification must reach the Lodger 30 days before any expected changes are made to the rental fee.

4. RESPONSIBILITIES

4.1 Landlord's Responsibilities

The Landlord shall:

  • Maintain the Property in a habitable condition.

  • Handle major repairs and maintenance.

  • Provide necessary utilities (water, electricity, etc.) unless otherwise agreed upon.

4.2 Lodger's Responsibilities

The Lodger shall:

  • Maintain cleanliness and hygiene in the Lodging Space.

  • Report any maintenance issues promptly.

  • Abide by all house rules and regulations set forth by the Landlord.

4.3 Subletting and Assignment

The individual who is identified as the Lodger in this agreement fully agrees and comprehends that they are not, under any circumstances, allowed to sublet the space that they are occupying as specified in this agreement. This also applies to assigning or transferring the rights of this occupied space to any third party – be it an individual or an entity.

5. HOUSE RULES

The Lodger agrees to abide by the following house rules during the tenancy:

  • No smoking inside the Property.

  • No pets are allowed without prior written approval from the Landlord.

  • Respect quiet hours from 10:00 PM to 7:00 AM.

6. TERMINATION

Either party may terminate this Agreement with a written notice of [Notice Period] days. Termination by the Landlord may occur in case of non-payment of rent, breach of terms, or other valid reasons as per applicable laws.

6.1 Early Termination

Should the Lodger decide to terminate the agreement prematurely, the security deposits he or she has made may potentially be seized, functioning as liquidated damages for the inconveniences caused by this abrupt termination.
