This Sublet Agreement ("Agreement") is made and entered into on [Date], between [Your Name], hereinafter referred to as the "Sublessor," and [Name of Sublessee], hereinafter referred to as the "Sublessee."

I. Premises

The Sublessor leases to the Sublessee and the Sublessee rents from the Sublessor the premises located at [Property Address]. The Sublessee shall only use the premises for residential purposes.

II. Term of Sublease

The term of this sublease shall commence on [Start Date] and shall continue until [End Date] unless earlier terminated as provided herein.

III. Rent

3.1 Amount: The monthly rent for the Premises is [Amount], payable on the 1st of each month.

3.2 Payment Method: Rent shall be paid via electronic bank transfer.

3.3 Late Payment: A late fee of $50 will be charged if rent is not received within five days of the due date.

VI. Use of Premises

The Sublessee shall use the leased premises solely for residential purposes and shall not engage in any unlawful or improper activities on the premises.

VII. Maintenance and Repairs

The Sublessor shall be responsible for maintaining the premises in a habitable condition and making any necessary repairs. The Sublessee shall promptly notify the Sublessor of any maintenance issues or repairs required during the term of this sublease.

VIII. Default and Remedies

In the event of default by either party under this Agreement, the non-defaulting party shall provide written notice to the defaulting party specifying the nature of the default. If the defaulting party fails to cure the default within 30 days of receipt of such notice, the non-defaulting party may pursue all remedies available under law or equity.

IX. Termination of Sublease

Either party may terminate this sublease upon 30 days written notice to the other party. In the event of termination, the Sublessee shall vacate the premises and return possession to the Sublessor in the same condition as at the commencement of the sublease, reasonable wear and tear excepted.

X. Governing Law

This Agreement shall be governed by and construed by the laws of [State/Country].
