Occupancy Agreement

This Occupancy Agreement ("Agreement") is entered into this day by and between the undersigned Property Owner/Landlord (hereinafter referred to as "Landlord") and Occupant/Tenant/Guest (hereinafter referred to as "Tenant").

1. PROPERTY

The owner of the property, otherwise known as the Landlord, is tasked with renting out the property. The property in question is located at [YOUR ADDRESS]. The individual who will be renting the property is known as the Tenant. According to the stipulations laid out in the attached agreement, the Tenant is granted permission to occupy the property for a specific duration of time.

The terms and conditions of this occupation, which have been carefully detailed and outlined within the agreement, must be strictly followed by the Tenant while staying on the property. All parties involved have accepted these expectations and conditions.

2. TERMS AND CONDITIONS

2.1 Occupancy Period: As per the specific details of this Agreement, the Tenant is set to begin the occupancy and usage of the property from the date specified as [START DATE]. 3. MAINTENANCE AND REPAIR

3.1 Tenant's Obligations: The Tenant shall maintain the property in a clean, sanitary, and safe condition throughout the occupancy period. The Tenant shall promptly report any damages or maintenance issues to the Landlord.

3.2 Landlord's Obligations: The Landlord shall ensure that the property is habitable and complies with all applicable laws, regulations, and building codes. The Landlord shall promptly address any maintenance or repair requests submitted by the Tenant.

4. TENANT’S RESPONSIBILITIES

3.1 Tenant's Obligations: The Tenant shall maintain the property in a clean, sanitary, and safe condition throughout the occupancy period. The Tenant shall promptly report any damages or maintenance issues to the Landlord.

3.2 Landlord's Obligations: The Landlord shall ensure that the property is habitable and complies with all applicable laws, regulations, and building codes. The Landlord shall promptly address any maintenance or repair requests submitted by the Tenant.

4.3 Utilities and Services: The Tenant shall be responsible for arranging and paying for all utilities and services necessary for the occupancy of the property, including but not limited to electricity, water, gas, internet, and cable TV.

4.4 Property Care: The Tenant shall be responsible for the regular care and maintenance of the property, including lawn care (if applicable), snow removal (if applicable), and proper disposal of trash and recyclables in designated bins.

5. LANDLORD’S RESPONSIBILITIES

5.1 Property Maintenance: The Landlord shall maintain the structural integrity of the property, including repairs to the roof, plumbing, electrical, and heating systems.

5.2 Tenant Privacy: The Landlord shall respect the Tenant's right to privacy and peaceful enjoyment of the property, except in cases of emergency or necessary property inspections or repairs.

5.3 Safety and Security: The Landlord shall ensure that the property is equipped with functioning smoke detectors, carbon monoxide detectors, and fire extinguishers, and shall provide necessary security measures such as locks on doors and windows.

5.4 Emergencies: In the event of an emergency affecting the habitability or safety of the property, the Landlord shall provide prompt assistance and take necessary action to remedy the situation, including arranging for emergency repairs or alternative accommodations if needed.

6. TERMINATION

Under the terms of this Agreement, it is permitted for either the Landlord or the Tenant to terminate the Agreement. However, a written notice must be given 30 days in advance. On the other hand, if the Tenant does not abide by the stipulations outlined in this Agreement, the Landlord reserves the right to proceed with an immediate termination of the Agreement.

7. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the state where the property is located.

This Agreement is binding upon the parties hereto, their heirs, executors, administrators, successors, and assigns.
