I. Parties Involved

II. Recitals

III. Release and Waiver

3.2 Assumption of Risks: Tenant understands and acknowledges that the use of the Premises involves certain risks, including but not limited to risks associated with the condition of the property, its facilities, and any activities conducted therein.

3.3 Indemnification: Tenant agrees to indemnify, defend, and hold harmless Landlord from and against any claims brought by third parties arising out of Tenant's use and occupancy of the Premises.

IV. General Provisions

4.1 Entire Agreement: This Release constitutes the entire agreement between the parties relating to its subject matter and supersedes all prior agreements and understandings, whether written or oral.

4.2 Severability: If any provision of this Release is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
