1. Lease Term

The initiation of this lease agreement is designated to commence or begin on the date of January 01, 2050. The agreement is set to terminate, or end, on a much later date of December 31, 2050. This stated termination date, however, comes with a caveat. It is noted that the termination of the lease may potentially occur at an earlier date, should it be deemed necessary and appropriate according to the terms and conditions as explicitly outlined within the body of this specific agreement.

2. Rent Payment

3. Security Deposit

The tenant herein agrees that they will pay a sum of $1,500 to the landlord. This sum will be considered as a security deposit. It is expressly agreed and understood that this deposit is to be held by the landlord and utilized as financial security. This will cover any potential future damages that might occur to the property during the term of this lease agreement.

4. Use of Property

5. Maintenance and Repairs

a. Landlord shall maintain the property in good repair and working order, except for repairs due to Tenant's negligence.

6. Utilities

Tenant shall be responsible for the payment of the following utilities during the term of the lease:

  • Electricity: Tenant shall arrange for and pay all charges for electricity consumed in the leased premises.

  • Water and Sewer: Tenant shall pay all charges for water usage and sewer services.

  • Natural Gas/Propane/Oil: If applicable, Tenant shall cover the costs associated with heating fuel.

  • Trash/Recycling: Tenant shall arrange for and pay any fees related to trash removal and recycling services.

  • Cable/Internet/Phone: Tenant is responsible for all charges related to cable TV, internet, and telephone services.

7. Subleasing

The individual or entity occupying the premises as a tenant shall not be permitted to sublease, assign, or transfer the premises in any way, shape, or form to another party without obtaining the prior written consent of the landlord who owns the property.

8. Entry by Landlord

The landlord is granted the authority and privilege to access and enter the property or premises, but this is only permissible at times that are deemed suitable or reasonable. This could be for a multitude of purposes, such as to inspect the condition of the property, to carry out necessary repairs or maintenance works, or to show the property to individuals who might potentially be interested in purchasing the property or becoming future tenants.

9. Termination

This agreement may be terminated by either party, provided that they give the other party a written notice at least thirty days before the intended termination date.

10. Governing Law
