Tenancy At Will

This Tenancy at Will is entered into on [Date] between [Your Name], the landlord, and [Tenant's Name], the tenant.

1. Probationary Period

The tenant agrees to occupy the premises at [Property Address] for a probationary period commencing on April 01, 2050, and ending on [June 30, 2050.

2. Rent and Utilities

a. During the probationary period, the tenant shall pay rent for $1000 per month, due on the 1st day of each month.

b. The tenant is responsible for payment of the following utilities:

Electricity
Water
Gas
Internet and cable services

3. Termination

This Will can be terminated at any point throughout the probationary period by either party involved. To do so, the terminating party must provide the opposite party a written notice of their intention to terminate the Will 30 days before the intended termination date.

4. Condition of Premises

The tenant agrees to maintain the premises in a clean and orderly manner.
The tenant shall promptly report any damages or necessary repairs to the landlord.

5. Inspection and Evaluation

The individuals or entities serving in the capacity of a landlord hold and maintain the right to inspect the premises. This inspection will be carried out during what is typically considered normal business operation hours. This inspection activity is primarily driven by the intention of assessing and evaluating the suitability of the tenant to continue to occupy and use the premises over an extended period.

6. Property Use

The individual who is leasing the property, also known as the tenant, concurs and agrees to utilize the premises to reside or dwell only. Moreover, the tenant assures to refrain from using the property to carry out any activities that are against the law or could potentially result in danger or harm.

7. Default

If the tenant does not abide by or fails to comply with any of the terms, conditions, or stipulations as they have been detailed and outlined in this Will, the landlord then, in response to such failure, reserves and retains the right to bring the agreement or contract, that is currently in place between them, to a conclusion or termination immediately.

8. Other Terms

If both parties reach a will on any extra terms and conditions, these should be included as an addendum attached to this document. It should be noted that this addendum, containing the additional stipulations, would be considered an integral part of this Will.
