Fixed-Term Lease Outline
I. PARTIES TO THE LEASE

IX. USE OF PREMISES
The Tenant shall use the premises exclusively as a residential property and shall not engage in any illegal activities or conduct that causes a nuisance to neighbors.

XI. INSURANCE
The Landlord recommends that the Tenant obtain renter's insurance to cover personal belongings and liability. The Landlord's insurance does not cover the Tenant's property.
XII. TERMINATION
This Agreement may be terminated under the following conditions:
By mutual agreement of both parties.
By the Landlord for cause, including nonpayment of rent or violation of lease terms.
At the end of the lease term, unless renewed.
XIII. DEFAULT AND REMEDIES
If the Tenant defaults on this Agreement, the Landlord may take legal action to recover possession of the property, unpaid rent, and damages.
XIV. GOVERNING LAW

XV. ENTIRE AGREEMENT
