I. Appointment of Agent

II. Scope of Authority

  3. Managing Property: The Agent is granted the authority to manage, maintain, and oversee any properties owned by me in Thailand. This includes collecting rent, arranging for repairs and maintenance, paying property-related expenses, and representing my interests in dealings with tenants or property managers.

  4. Signing Documents: The Agent is permitted to sign and execute all documents necessary or incidental to the purchase, sale, or management of real estate properties in Thailand. This includes contracts, agreements, deeds, leases, mortgage documents, and any other legal instruments required for these transactions.

  5. Legal Representation: The Agent is authorized to represent me in all legal proceedings related to real estate matters in Thailand, including but not limited to litigation, arbitration, or mediation. The Agent may engage legal counsel and take any necessary legal actions to protect my interests.

III. Limitations and Conditions

This Power of Attorney is granted subject to the following limitations and conditions:

  • The Agent shall exercise the powers granted herein solely for real estate transactions and related matters in Thailand.

  • The Agent shall act under my instructions and always in my best interests.

  • The Agent shall keep accurate records of all transactions and provide regular updates to me upon request.

  • The Agent shall not commingle my funds with their own or with those of any other person or entity.

  • This Power of Attorney shall not be affected by my subsequent incapacity or disability unless expressly revoked by me in writing.
