Free Termination Of Lease Agreement By Tenant

This Termination of Lease Agreement by Tenant ("Agreement") is made and entered into on March 12, 2050, between [Tenant's Name], hereinafter referred to as the "Tenant," and [Your Name], hereinafter referred to as the "Landlord." This Agreement shall be effective as of the date of signing.
1. Premises
The Tenant hereby agrees to terminate the lease agreement for the premises located at [Property Address], hereinafter referred to as the "Premises," which is currently under lease between the Tenant and the Landlord.
2. Early Termination
In adherence to the requirements outlined in this Agreement, the Tenant has expressed the desire to prematurely conclude the lease agreement before reaching the end of its stipulated term. The primary motivation behind the Tenant's decision is the sudden necessity to relocate to a different location.
3. Notice of Termination
The Tenant has agreed and is expected to provide a written notice to the Landlord, as a formal declaration of their intentions to terminate the existing lease agreement. This written notice, expressing the tenant's desire to terminate the lease agreement, is required to be tendered by the tenant to the landlord, no less than 30 days before the expected date that has been set for the termination of the lease agreement.
4. Payment of Fees
In consideration for the early termination of the lease agreement, the Tenant agrees to pay the Landlord a termination fee of $500 to cover any costs associated with re-renting the Premises and any other damages incurred by the Landlord due to the early termination.
5. Inspection and Return of Premises
Before vacating the Premises, the Tenant agrees to allow the Landlord to conduct a final inspection of the Premises to assess any damages beyond normal wear and tear. The Tenant shall be responsible for repairing any damages caused by their occupancy of the Premises.
6. Return of Security Deposit
Upon satisfactory inspection of the Premises and fulfillment of all obligations under this Agreement, the Landlord agrees to return the security deposit, minus any deductions for damages or unpaid rent, within 30 days of the Tenant's vacating the Premises.
7. Release of Liability
Upon payment of all fees and the return of the Premises to the Landlord in satisfactory condition, both parties hereby release each other from any further obligations under the original lease agreement.
8. Governing Law
This Agreement, in all respects including but not limited to its construction and interpretation, shall be governed by, and construed by, the statutes, laws, and regulations in force and effect in the [State].
9. Entire Agreement
This Agreement constitutes the entire understanding between the Tenant and the Landlord regarding the early termination of the lease agreement and supersedes all prior agreements and understandings, whether written or oral.
