SUBLET CONTRACT
This Sublet Contract the "Contract" is made effective as of March 28, 2050, by and between [Your Name], residing at [Your Address] the "Sublessor", and [Sublessee's Full Name], residing at [Sublessee's Address] the "Sublessee".
WHEREAS, the Sublessor is the lessee of a certain property under a lease agreement (the "Master Lease") dated [Insert Original Lease Date] with [Landlord's Full Name], the Landlord, for the property located at [Rental Property Address] (the "Property");
AND WHEREAS, the Sublessor desires to sublet the Property to the Sublessee, and the Sublessee desires to sublet the Property from the Sublessor, on the terms and conditions set forth herein;
NOW, THEREFORE, in consideration of the premises and the mutual agreements contained herein, the parties agree as follows:
1. TERM
The term of this Sublet Contract shall commence on [Start Date] and shall terminate on [End Date], unless earlier terminated as provided herein (the "Sublet Term").
2. RENT
The Sublessee shall pay the Sublessor rent in the amount of [Rent Amount] per month, due on the first day of each month. The first and last month's rent shall be paid in advance on or before the commencement date of the Sublet Term.
3. SECURITY DEPOSIT
The Sublessee shall provide a security deposit of [Security Deposit Amount] to the Sublessor before the commencement of the Sublet Term. The Security Deposit shall be returned to the Sublessee within [Number of Days] days after the termination of this Contract, subject to the condition of the Property.
4. USE OF PROPERTY
The Sublessee agrees to use the Property solely for residential purposes and shall comply with all laws, rules, and regulations applicable to the use of the Property.
5. CONDITION AND DAMAGE
The Sublessee shall maintain the Property in good condition and is responsible for any damages caused by their negligence or willful act beyond normal wear and tear.
6. MASTER LEASE
The Sublessee agrees to abide by all terms and conditions of the Master Lease. A copy of the Master Lease is attached hereto as Exhibit A.
7. LANDLORD'S CONSENT
This Sublet Contract is subject to the consent of the Landlord, and a signed copy of the Landlord’s consent shall be attached hereto as Exhibit B.
8. TERMINATION
Upon termination of this Contract, the Sublessee shall vacate and return the Property to the Sublessor in the same condition as at the commencement of the Sublet Term, reasonable wear and tear excepted.
9. GOVERNING LAW
This Contract shall be governed by and construed under the laws of [State/Country].
10. ENTIRE AGREEMENT
This Contract constitutes the entire agreement between the parties and supersedes all prior understandings or agreements on the subject matter hereof.
