Rent Contract
This Rent Contract ("Contract") is made effective as of [Date], ("Effective Date"), by and between [Landlord Name], a [Legal Entity Type] organized under the laws of [Jurisdiction], having its principal place of business at [Address] ("Landlord"), and [Tenant Name], a [Legal Entity Type] organized under the laws of [Jurisdiction], having its principal place of business at [Address] ("Tenant").
1. Property
The landlord rents to the Tenant and the Tenant rents from the Landlord, the premises located at [Property Address]. The property will be rented with all its present appliances and provided amenities, if any.
2. Term
This Agreement shall commence on [Month] [Date], [Year] and continue (unless earlier terminated) until [Month] [Date], [Year].
3. Rental Payments
Tenant agrees to pay Landlord as base rent the sum of [Amount], payable and due on the first day of each calendar month. The first month’s rent is required to be paid before the Tenant moves into the Property.
4. Security Deposit
Upon execution of this Agreement, Tenant will deposit with Landlord the sum of [Amount] as security for compliance with the terms of this Agreement.
5. Maintenance and Repair
The tenant will keep the Property and furnishings in clean, sanitary, and good condition. The landlord will be responsible for all repairs required due to normal wear and tear.
6. Insurance
Tenant will maintain a suitable tenant insurance policy to cover any personal losses or damage to the Property caused by the acts or omissions of Tenant or Tenant's guests.
7. Default
If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Property, Landlord may terminate this Agreement upon providing proper notice to Tenant.
8. Termination
Upon termination of this Agreement, Tenant will return the Property and all property of Landlord in a clean and good condition.
9. Governing Law
This Agreement is governed by and construed under the laws of the Country/State of California.
10. ENTIRE AGREEMENT
This Agreement contains the entire agreement of the parties and there are no other promises or conditions in any other agreement whether oral or written.
