Law Firm Lease Contract

This Lease Contract ("Contract") is made and entered into as of [Date], by and between [Lessor's Full Name], with a principal office located at [Lessor's Address] ("Lessor"), and [Your Company Name], a law firm incorporated and existing under the laws of [State], with its principal office located at [Your Company Address] ("Lessee").

WHEREAS, the Lessor is the rightful owner of the premises located at [Premises Address] ("Premises"), and wishes to lease said Premises to the Lessee;

WHEREAS, the Lessee desires to lease the Premises from the Lessor for the purpose of operating a law office;

NOW, THEREFORE, in consideration of the mutual covenants and promises herein contained, the parties hereto agree as follows:

ARTICLE 1: GRANT OF LEASE

1.1 Lease Grant. The Lessor hereby leases to the Lessee, and the Lessee hereby leases from the Lessor, the Premises described in Exhibit A attached hereto and made a part hereof.

1.2 Use of Premises. The Premises shall be used solely for the purpose of operating a law office and for no other purpose without the prior written consent of the Lessor.

ARTICLE 2: TERM OF LEASE

2.1 Lease Term. The term of this Lease shall commence on [Date], and shall continue in effect until [Date], unless earlier terminated in accordance with the provisions of this Contract ("Lease Term").

ARTICLE 3: RENT

3.1 Rent Amount. The Lessee shall pay to the Lessor rent in the amount of $[specified amount] per month ("Rent").

3.2 Payment Terms. Rent shall be payable in advance on the first day of each month during the Lease Term to the Lessor at the address specified in this Contract or at such other place as the Lessor may designate in writing.

3.3 Late Payments. If Rent is not paid within five (5) days after the due date, a late charge of 5% of the overdue amount shall be added to the sum due.

ARTICLE 4: SECURITY DEPOSIT

4.1 Deposit Amount. Upon execution of this Contract, the Lessee shall deposit with the Lessor the sum of $[specified amount] as a security deposit to secure the Lessee's faithful performance of the terms of this Contract.

4.2 Return of Deposit. The security deposit shall be returned to the Lessee within thirty (30) days after the end of the Lease Term, less any amounts required to cover damages to the Premises or unpaid rent.

ARTICLE 5: MAINTENANCE AND REPAIRS

5.1 Lessee’s Responsibilities. The Lessee shall keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the Lease Term and any renewal thereof. The Lessee shall be responsible for damages caused by their negligence and that of their employees or agents.

5.2 Lessor’s Responsibilities. The Lessor shall be responsible for repairs to the structural elements of the Premises, including the roof, exterior walls, and foundation.

ARTICLE 6: ALTERATIONS AND IMPROVEMENTS

6.1 Lessee’s Alterations. The Lessee may not make any alterations, additions, or improvements to the Premises without the prior written consent of the Lessor.

6.2 Ownership of Improvements. Any alterations, additions, or improvements made to the Premises by the Lessee with the consent of the Lessor shall become the property of the Lessor upon termination of the Lease.

ARTICLE 7: INSURANCE

7.1 Insurance Requirement. The Lessee shall maintain at its own expense during the Lease Term a comprehensive general liability insurance policy with limits of not less than $1,000,000 per occurrence.

7.2 Proof of Insurance. The Lessee shall provide the Lessor with a certificate of insurance naming the Lessor as an additional insured.

ARTICLE 8: TERMINATION

8.1 Termination for Cause. This Lease may be terminated by either party upon thirty (30) days written notice to the other party in the event of a breach of any provision of this Contract that is not cured within that thirty (30) day period.

8.2 Early Termination. In addition to any other rights provided by this Contract, the Lessee may terminate this Lease prior to the expiration of the Lease Term by providing ninety (90) days written notice and paying an early termination fee equivalent to three months' rent.

ARTICLE 9: MISCELLANEOUS

9.1 Governing Law. This Contract shall be governed by and construed in accordance with the laws of the State of [Specify State].

9.2 Entire Agreement. This Contract constitutes the entire agreement between the parties with respect to its subject matter and supersedes all prior agreements and understandings, both written and oral, concerning such subject matter.
