Property Lease
I. PARTIES
This Property Lease Agreement ("Lease") is made and entered into on January 15, 2060, by and between:
[YOUR NAME] ("Lessor"), with a principal address at [YOUR COMPANY ADDRESS],
and
Anita Wehner ("Tenant"), with a principal address at Kansas City, MO 64101.
II. PREMISES
The Lessor agrees to lease to the Tenant the following property ("Premises"):
Kansas City, MO 64101, consisting of a 2-bedroom, 1-bathroom apartment, approximately 1,000 square feet.
III. TERM OF LEASE
The term of this Lease shall begin on February 1, 2060 and end on January 31, 2061, unless terminated earlier in accordance with the terms of this Lease.
IV. RENT
The Tenant agrees to pay the Lessor rent in the amount of $1,200 per month, due on the 1st day of each month.
The first payment shall be due on February 1, 2060.
Rent payments are to be made by bank transfer to [YOUR COMPANY NAME], account number: 123456789, routing number: 987654321.
V. SECURITY DEPOSIT
Upon signing this Lease, the Tenant shall pay a security deposit of $1,200 to the Lessor.
The security deposit shall be held by the Lessor as security for the performance of the Tenant's obligations under this Lease.
The security deposit may be refunded to the Tenant, less any deductions for damages, unpaid rent, or other costs as stipulated in this Lease, within 30 days after the end of the Lease term.
VI. USE OF PREMISES
The Tenant agrees to use the Premises for residential purposes only, unless otherwise agreed upon in writing by the Lessor.
The Tenant shall not engage in any illegal activities on the Premises or cause any nuisance to neighbors.
VII. MAINTENANCE AND REPAIRS
The Tenant is responsible for maintaining the Premises in a clean and sanitary condition.
The Lessor shall be responsible for any major repairs necessary to keep the Premises habitable, unless the damage was caused by the Tenant's negligence or misuse.
VIII. UTILITIES
The Tenant shall be responsible for the payment of all utilities, including but not limited to water, gas, electricity, internet, unless otherwise specified in this Lease.
IX. ALTERATIONS
The Tenant shall not make any alterations or improvements to the Premises without the prior written consent of the Lessor. Any approved alterations shall become the property of the Lessor at the end of the Lease term, unless otherwise agreed upon.
X. TERMINATION AND RENEWAL
Either party may terminate this Lease by providing written notice at least 30 days before the end of the Lease term.
The Lease may be renewed upon mutual written agreement of both parties.
XI. INSURANCE
The Tenant is responsible for obtaining renters' insurance to cover personal property and liability.
The Lessor is not responsible for any loss or damage to the Tenant's personal property.
XII. GOVERNING LAW
This Lease shall be governed by and construed in accordance with the laws of the state of Missouri.
XIII. ADDITIONAL TERMS
The Premises is part of a multi-unit building. The Tenant agrees to adhere to all building rules and regulations, including noise restrictions and waste disposal guidelines.
The Tenant is responsible for maintaining the exterior balcony in a clean and orderly condition.
IN WITNESS WHEREOF, the parties hereto have executed this Lease as of the day and year first above written.
