Free House Lease Agreement

I. PREMISES

The Landlord hereby leases to the Tenant the premises located at San Diego, CA 92101, including the following additional items (if any): Refrigerator, Oven, Washer, Dryer (hereinafter referred to as the "Premises").

II. TERM

The term of this lease shall commence on July 15, 2066 and shall:

• End on July 14, 2067 (for a fixed-term lease), or

• Continue on a month-to-month basis until terminated by either party with proper notice as outlined in this Agreement.

III. RENT

The Tenant agrees to pay monthly rent in the amount of $2,800.00 payable on or before the 1st day of each month. Payments shall be made to [YOUR NAME] at [YOUR COMPANY ADDRESS], or as otherwise directed in writing by the Landlord.

IV. SECURITY DEPOSIT

The Tenant shall pay a security deposit in the amount of $2,800.00 upon signing this Agreement. The security deposit shall be held to cover damages beyond normal wear and tear and unpaid rent, and it shall be returned to the Tenant within 21 Days of the termination of this Agreement, less any deductions made in accordance with state law.

V. UTILITIES AND SERVICES

The following utilities and services shall be paid as follows:

• Electricity: Responsibility of Tenant

• Water: Responsibility of Landlord

• Internet: Responsibility of Tenant

VI. OCCUPANTS

The Premises shall be occupied only by the Tenant and the following individuals: No additional occupants.

VII. USE OF PREMISES

The Tenant shall use the Premises solely for residential purposes. The Tenant shall not engage in illegal activities on the Premises or allow any other individual to do so.

VIII. MAINTENANCE AND REPAIRS

1. The Tenant shall keep the Premises in good, clean condition and shall promptly notify the Landlord of any damage or necessary repairs.

2. The Landlord shall be responsible for major repairs not caused by Tenant negligence.

3. The Tenant shall not make any alterations or improvements to the Premises without prior written consent from the Landlord.

IX. ENTRY

The Landlord may enter the Premises for inspection, repairs, or showings by providing at least 24 Hours advance notice, except in cases of emergency.

X. TERMINATION

1. Either party may terminate this Agreement by providing written notice of 30 Days in advance.

2. Upon termination, the Tenant shall vacate the Premises and return all keys to the Landlord.

XI. DEFAULT

Failure to pay rent or comply with any other term of this Agreement constitutes a default. In such cases, the Landlord may take legal action as permitted by law.

XII. GOVERNING LAW

This Agreement shall be governed by the laws of the State of California.

XIII. ADDITIONAL TERMS

No smoking is permitted inside the Premises. Pets are allowed with a non-refundable pet fee of $250.00.
