I. The Parties

This Land Trust Agreement Form ("Agreement") is made and entered into on Month Day, Year, by and between Grantor's Name, with a primary address at Grantor's Address ("Grantor"), and Trustee's Name, with a primary address at Trustee's Address ("Trustee"). The Grantor and Trustee may collectively be referred to as the "Parties" or individually as a "Party."

WHEREAS, the Grantor holds ownership of certain real property, described herein, and intends to transfer this property into a trust for specific purposes;

WHEREAS, the Trustee agrees to accept the property on behalf of the trust and act in accordance with the terms of this Agreement;

WHEREAS, the Parties desire to define their rights and obligations regarding the property and the administration of the trust;

NOW THEREFORE, the Parties agree to the following terms and conditions:

II. Trust Property

The property subject to this Agreement is located at Property Address and legally described as Property Description. This property is hereby transferred into the trust created by this Agreement and shall be administered by the Trustee.

III. Purpose of the Trust

The purpose of this trust is to hold, manage, and protect the trust property in accordance with the Grantor’s instructions and the terms outlined herein.

IV. Trustee's Duties and Powers

The Trustee shall have the power to:

1. Manage, lease, or maintain the property as needed;

2. Collect income or proceeds generated by the property;

3. Distribute or retain proceeds as specified by the terms of the trust;

4. Take legal action if necessary to protect the trust property.

V. Term of the Trust

This trust shall remain in effect until Month Day, Year unless otherwise terminated or extended as specified in this Agreement.

VI. Signatures

By signing below, the Parties confirm that they have read, understood, and agreed to the terms and conditions of this Agreement.
