It is the responsibility of a contractor, main contractor, or prime contractor to supervise the construction site on a day-to-day basis, to handle suppliers and trade, and to convey information to all interested parties in the construction process. A contractor is a construction manager hired by a customer, typically on the advice of the architect or engineer of the project. Contractors may also serve as building designers and managers responsible for the overall coordination of a project.
It is the responsibility of the contractor to provide all the materials, manpower, equipment, and services required for the project to be constructed. To do any or parts of the construction work, a contractor also employs specialized subcontractors. The project-specific documentation (referred to as a bid, proposal, or tender documents) must first be reviewed by a contractor. In the case of renovations, to get a better understanding of the project, a site visit is needed. A fixed price proposal or bid, cost plus price, or an estimate may be submitted by the contractor depending on the project delivery process. To provide the owner with a price for the job, the contractor considers the cost of home office overhead, general requirements, supplies, and equipment, as well as the cost of labor. Contract documents can include drawings, project manuals, and addendums or amendments provided by a design professional, such as an architect, prior to the proposal/bid and prepared by him.
