Dear Golda Larson,

Tenant shall maintain the premises in good condition and repair. Landlord shall be responsible for structural repairs and maintenance of the building's systems, including plumbing, electrical, and HVAC systems.
7. Alterations
Tenant shall not make any alterations, additions, or improvements to the premises without the prior written consent of Landlord. Any approved alterations shall become the property of Landlord upon termination of this lease.
8. Insurance
Tenant shall maintain commercial general liability insurance covering the premises with a minimum coverage of $1,000,000 and shall provide proof of such insurance to Landlord upon request.
9. Termination
This Agreement may be terminated by either party upon 30 days written notice, provided that Tenant shall remain responsible for all obligations incurred prior to the termination date.
10. Governing Law
