Free Shared Accommodation Agreement

This Shared Accommodation Agreement (the “Agreement”) is entered into on this 9th day of January 2050 (the "Effective Date"), by and between the following parties:

I. Description of the Premises

III. Rent and Payment Terms

IV. Security Deposit

1. Landlord’s Responsibility: The Landlord is responsible for ensuring that the Premises are in habitable condition, including the maintenance of plumbing, electrical, and structural elements.

2. Tenant’s Responsibility: The Tenant must immediately notify the Landlord of any necessary repairs. Any unauthorized modifications or alterations to the room or Premises are prohibited.

VII. Utility Expenses

The Tenant will be responsible for the following utilities:

• Internet and Telephone

The Landlord will cover the cost of the following utilities:

• Gas

• Trash Collection

VIII. Community Guidelines

1. Noise Restrictions: The Tenant agrees to respect the peace and quiet of other residents, particularly during the designated quiet hours of 10:00 PM to 7:00 AM.

2. Guests: Guests are permitted, but the Tenant must inform other residents of their presence in advance. Guests should not disrupt the daily life of other house members.

3. Smoking: Smoking is strictly prohibited inside the Premises. It is allowed in designated outdoor areas, as agreed upon by all parties.

4. Pets: Pets are not allowed without written consent from the Landlord and other residents.

IX. Governing Law

This Agreement shall be governed by the laws of the State of Colorado, without regard to its conflict of laws principles.

X. Termination

1. Termination Notice: Either party may terminate this Agreement by providing 30 days' written notice to the other party.

2. Early Termination: If the Tenant terminates the Agreement early, the Tenant may be subject to penalties or the forfeiture of part of the security deposit.
