Free Property Lease Agreement

This PROPERTY LEASE AGREEMENT ("Agreement") is entered into this day of [MONTH] [DAY], 20[YEAR], by and between [Your Name], a Landlord, e-mail [Your Email] herein referred from now on "the Landlord" and [Tenant's Full Name], herein referred to as the "Tenant".

1. PROPERTY

The Landlord rents out to the Tenant and the Tenant rents from the Landlord the premises located at [PROPERTY ADDRESS], with all existing furnishings and amenities. The Tenant will use the Property for residential purposes only.

2. TERM

This Agreement shall commence on [MONTH] [DAY], 20[YEAR] and continue (end) on [MONTH] [DAY], 20[YEAR] unless otherwise terminated by the provisions herein or subsequently agreed to by the Parties.

3. RENT

The Tenant agrees to pay the Landlord a monthly rent of $1,500.00, due in advance on the first day of each month. The first month's rent is payable upon the execution of this Agreement.

4. SECURITY DEPOSIT

Upon execution of this Agreement, the Tenant shall deposit the sum of $3,000.00 with the Landlord as a security deposit. This deposit will be held to cover any damages to the Premises and default on rent. The remaining balance, if any, will be returned to the Tenant within 30 days of lease termination.

5. MAINTENANCE AND REPAIR

The Tenant shall maintain the Premises in a clean and sanitary condition. The Landlord is responsible for structural repairs, as well as plumbing and electrical systems maintenance unless such repairs are required due to the Tenant's neglect or misuse.

6. INSURANCE

The Landlord and the Tenant shall each be responsible for maintaining appropriate insurance for their respective interests in the Property and personal property located on the Property.

7. TERMINATION

Upon termination of this Agreement, the Tenant will return the Property and all property of the Landlord in a clean and good condition except for ordinary wear and tear.

8. Amendments

Amendments to this Agreement must be in writing and signed by both parties.
