Free Restaurant Commercial Lease Agreement

This Restaurant Commercial Lease Agreement ("Lease") is entered into on [Date], by and between:
Landlord:

I. Premises:
The Landlord, [Your Company Name], agrees to lease to the Tenant, [Tenant Name], and the Tenant agrees to lease from the Landlord the premises located at [Address of the Property], herein referred to as the "Premises," for the purpose of operating a restaurant business.
The Premises include:
Square Footage: The total square footage of the leased space is approximately [2,000] square feet, consisting of [1,200] square feet for the dining area, [400] square feet for the kitchen, [300] square feet for storage, and [100] square feet for office space.
Layout: The layout of the Premises features an open dining area with [35] tables and [20] booths, a centrally located bar area with seating for [Number] patrons, a fully equipped kitchen with commercial-grade appliances and food preparation stations, a designated storage area for dry goods and perishables, and an office space for administrative tasks.
Parking Availability: The Premises include [5] designated parking spaces for the exclusive use of the Tenant and its customers. Additional parking is available on the street adjacent to the building.
A detailed floor plan illustrating the layout of the Premises is attached hereto as Exhibit A for reference.
II. Term:
The term of this Lease shall commence on [Start Date] and shall continue for a period of [Lease Term] years, unless sooner terminated in accordance with the terms herein. The Lease may be renewed by mutual agreement of the parties upon expiration, subject to renegotiation of rent and other terms.
III. Rent:

VI. Maintenance and Repairs:
The Tenant shall be responsible for all maintenance and repairs necessary to keep the Premises in good condition, reasonable wear and tear excepted. This includes regular upkeep of equipment, plumbing, electrical systems, and any structural components.
VII. Insurance:
The Tenant shall maintain comprehensive general liability insurance covering the Premises and shall provide proof of such insurance to [Your Company Name] upon request. The insurance policy shall name [Your Company Name] as an additional insured party and provide coverage for property damage, bodily injury, and other liabilities.
VIII. Indemnification:
The Tenant agrees to indemnify and hold harmless [Your Company Name] from and against any and all claims, damages, losses, and expenses arising out of or in connection with the Tenant's use of the Premises. This includes but is not limited to claims related to personal injury, property damage, or violations of health and safety regulations.
IX. Assignment and Subletting:
The Tenant shall not assign this Lease or sublet the Premises or any part thereof without the prior written consent of the Landlord, which consent shall not be unreasonably withheld. Any proposed assignment or subletting shall be subject to a thorough review of the prospective tenant's financial standing and suitability for the space.
X. Termination:

In the event of early termination, the Tenant shall remain liable for any unpaid rent and expenses incurred up to the termination date.
