Free Landlord Tenant Lease Agreement

I. PREMISES
The Landlord hereby leases to the Tenant the residential property located at Sacramento, CA 94203 (the "Premises"). The Tenant acknowledges the Premises are in satisfactory condition upon moving in.
II. TERM OF LEASE
The lease shall begin on June 1, 2053 and shall terminate on May 31, 2054, unless renewed or terminated earlier in accordance with the terms of this Agreement.
III. RENTAL PAYMENTS
Monthly Rent: The Tenant agrees to pay the Landlord a monthly rent of $1,200.00 (the "Rent"). The Rent is due on the 1st day of each month.
Late Fees: If the Rent is not received within 5 days of the due date, a late fee of $50.00 will be charged.
IV. SECURITY DEPOSIT
The Tenant shall deposit with the Landlord the sum of $1,500.00 as a security deposit to cover damages, unpaid rent, or other breaches of this Agreement.
The security deposit shall be refundable at the end of the lease term, subject to the condition of the Premises and any applicable deductions for damages or unpaid amounts.
V. USE OF PREMISES
The Premises shall be used exclusively for residential purposes.
The Tenant shall not sublet the Premises or assign this Agreement to any other party without the prior written consent of the Landlord.
VI. UTILITIES AND SERVICES
The Tenant shall be responsible for paying all utilities and services related to the Premises, including but not limited to electricity, water, gas, internet, and trash services, unless otherwise specified in writing.
VII. MAINTENANCE AND REPAIRS
Tenant's Responsibilities: The Tenant agrees to maintain the Premises in good condition and to notify the Landlord of any needed repairs. The Tenant shall be responsible for the repair of any damage caused by their misuse or neglect.
Landlord's Responsibilities: The Landlord shall be responsible for repairs and maintenance of the structure, plumbing, and major appliances of the Premises.
VIII. PETS
No pets shall be allowed on the Premises without the written consent of the Landlord. If pets are permitted, the Tenant agrees to pay a non-refundable pet fee of $200.00.
IX. RULES AND REGULATIONS
The Tenant agrees to abide by all reasonable rules and regulations established by the Landlord. Any violations of these rules may be grounds for termination of this Lease.
X. RIGHT OF ENTRY
The Landlord shall have the right to enter the Premises upon reasonable notice (at least 24 hours), except in the case of an emergency. This right includes the right to inspect, repair, or show the Premises to prospective tenants.
XI. TERMINATION AND RENEWAL
Termination by Tenant: The Tenant may terminate this Agreement early by providing written notice of 30 days. The Tenant shall be responsible for rent payments until the termination date.
Termination by Landlord: The Landlord may terminate the Agreement for any breach of the terms outlined herein with 30 days written notice.
Renewal: If the Tenant desires to renew this Agreement, they must notify the Landlord in writing at least 60 days before the expiration date.
XII. DEFAULT AND REMEDIES
If the Tenant fails to comply with any of the terms of this Agreement, the Landlord may terminate the Lease and seek remedies allowed by law.
The Tenant agrees to pay any costs incurred by the Landlord in enforcing this Lease, including legal fees.
XIII. GOVERNING LAW
This Agreement shall be governed by the laws of the state of California.
XIV. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the parties. Any amendments must be in writing and signed by both the Landlord and the Tenant.
