Free Professional Rental Lease Agreement

This Rental Lease Agreement ("Agreement") is entered into as of January 1, 2067, by and between [YOUR NAME] ("Landlord") and Dell Stokes ("Tenant").

This Agreement sets forth the terms and conditions under which the Landlord agrees to rent the property located at Milwaukee, WI 53202 (the "Premises") to the Tenant.

I. RENTAL TERM

II. RENT

3. The security deposit will be refunded within 30 days after the termination of this Agreement, less any deductions with an itemized statement provided to the Tenant.

IV. OCCUPANTS

1. The Premises shall only be occupied by the following individuals:

   • Dell Stokes.

   • N/A (if no other occupants).

2. No other persons may reside in the Premises without the prior written consent of the Landlord.

V. UTILITIES AND SERVICES

The responsibility for payment of utilities and services is allocated as follows:

• Electricity: Tenant

• Water: Tenant

• Internet: Tenant

• Trash Removal: Tenant

VI. MAINTENANCE AND REPAIRS

1. The Tenant shall maintain the Premises in good condition and notify the Landlord promptly of any damage or necessary repairs.

2. The Landlord is responsible for repairs not caused by Tenant negligence or misuse.

3. The Tenant shall not make any alterations or improvements to the Premises without the prior written consent of the Landlord.

VII. PETS

Pets are:

• Allowed with a non-refundable pet deposit of $300.

• Not allowed without prior written consent.

VIII. TERMINATION

1. Upon termination of this Agreement, the Tenant shall vacate the Premises, return all keys, and leave the Premises in clean, undamaged condition.

2. Written notice of termination must be provided by either party with a minimum of 30 days' notice.

IX. GOVERNING LAW

This Agreement shall be governed by the laws of the State of Wisconsin.

X. ENTIRE AGREEMENT

This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements, whether written or verbal.
