Free Land Rental Agreement

This Land Rental Agreement ("Agreement") is between [Your Name] ("Landlord") with a mailing address at [Your Company Address], and Jeremy Marvin ("Tenant") with a mailing address at Omaha, NE 68101, collectively referred to as the "Parties."
I. PREMISES
Landlord rents to Tenant and Tenant rents from Landlord, the premises located at 123 Business Park Road, Omaha, NE 68101 ("Premises").
The Premises consist of the following:
Adequate parking space for customers and employees.
Outdoor signage space for advertising purposes.
Loading dock or bay for receiving goods.
Security systems or cameras for safety.
Access to utilities such as electricity, water, gas, and internet.
Heating, ventilation, and air conditioning (HVAC) systems for climate control.
Restroom facilities for employees and customers.
Kitchen or break room areas for employee use.
Storage areas for inventory or supplies.
The Premises are suitable for commercial use and comply with all necessary regulations and permits. Any modifications require prior written approval from the Landlord.
II. TERM
The initial term of this Lease will begin on February 1, 2050, and will end on January 31, 2051. Thereafter, it will continue on a month-to-month basis until either Landlord or Tenant terminates this Agreement with written notice of at least 30 days before the desired termination date.
III. RENT
Tenant agrees to pay $3,000 per month as rent, due on the 1st day of each calendar month. If the Lease begins after the 1st day of the month, the first month's rent will be prorated accordingly.
IV. SECURITY DEPOSIT
Upon execution of this Agreement, Tenant will deposit with Landlord the sum of $3,000 as security for Tenant's obligations under this Agreement. This deposit will be held by the Landlord until the end of the lease term and may be used by the Landlord to cover damages to the Premises beyond normal wear and tear or unpaid rent.
V. USE OF PREMISES
The premises shall be used and occupied by the Tenant for commercial purposes, specifically for setting up a retail store. Tenant will comply with all laws and rules affecting the Premises.
VI. MAINTENANCE AND REPAIRS
The tenant shall be responsible for maintaining the Premises in good condition throughout the term of the lease, including but not limited to routine maintenance such as cleaning, landscaping, and minor repairs. The landlord shall be responsible for major structural repairs not caused by the Tenant's negligence.
VII. UTILITIES
Tenant shall be responsible for payment of all utilities and services associated with the Premises, including but not limited to electricity, water, gas, internet, and trash removal.
VIII. ALTERATIONS AND IMPROVEMENTS
Tenant shall not make any alterations or improvements to the Premises without obtaining prior written consent from Landlord. Any approved alterations or improvements shall become the property of the Landlord and remain upon the Premises at the end of the lease term.
IX. INSURANCE
Landlord shall maintain adequate insurance coverage for the Premises. Tenant is required to obtain and maintain insurance coverage for their personal property and liability arising from their use of the Premises.
X. DEFAULT AND REMEDIES
In the event of a default by either party, the non-defaulting party shall provide written notice to the defaulting party specifying the nature of the default. If the default is not cured within a reasonable period, the non-defaulting party may pursue legal remedies, including termination of the lease and recovery of damages.
XI. NOTICES
All notices or communications required or permitted under this Agreement shall be in writing and shall be delivered personally, sent by certified mail, or sent by email to the addresses specified by each party.
XII. GOVERNING LAW
This Agreement shall be governed by and construed following the laws of Nebraska, without regard to its conflict of laws principles.
XIII. ENTIRE AGREEMENT
This Agreement constitutes the entire understanding and agreement between the Parties concerning the subject matter hereof and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written, between the Parties relating to the subject matter hereof.
