Free UK Residential Tenancy Agreement

I. Parties of the Agreement
This Residential Tenancy Agreement ("Agreement") is made on January 1, 2069 between:

AND
Carmel Ryan, representing DynaFive ("The Tenant").
II. Property Details
The property let under this Agreement is located at London, SW1A 1AA ("The Property").
III. Term of the Tenancy
The tenancy shall begin on 15th January 2069 and shall continue until 14th January 2070, unless terminated earlier in accordance with the provisions of this Agreement.
IV. Rent and Payment
The Tenant agrees to pay rent in the sum of £1,500 per month.
The rent is due on the 15th day of each month.

V. Deposit

Damage to the property beyond normal wear and tear
Other financial obligations arising from the tenancy.
VI. Obligations of the Landlord
The Landlord agrees to:
Ensure the property is fit for habitation.
Maintain the structure and exterior of the property.
Maintain plumbing, heating, and electrical systems.
The Landlord will provide the Tenant with the following documents:
Energy Performance Certificate (EPC)
Gas Safety Certificate
How to Rent Guide.
VII. Obligations of the Tenant
The Tenant agrees to:
Pay the rent on time as specified in this Agreement.
Keep the property in good condition and notify the Landlord of any repairs needed.
Not sublet the property without the written consent of the Landlord.
Not make alterations or additions to the property without the Landlord's prior written consent.
Keep the property clean and free from pests.
Abide by any relevant rules and regulations, including those related to waste disposal.
VIII. Termination of the Tenancy
The Tenant may terminate the tenancy by providing two months' written notice to the Landlord.
The Landlord may terminate the tenancy by providing two months' written notice to the Tenant.
Upon termination, the Tenant must vacate the property and return all keys, and the Landlord will return the deposit subject to any deductions for damages or unpaid rent.
IX. Maintenance and Repairs
The Landlord is responsible for repairs to the structure and systems of the property, including heating, plumbing, and electrical.
The Tenant must promptly report any issues or necessary repairs to the Landlord.
The Tenant is responsible for maintaining the cleanliness of the property and repairing minor damages caused by their actions.
X. Insurance
The Landlord shall maintain buildings and contents insurance for the property.
The Tenant is advised to take out personal contents insurance for their own belongings.
XI. Privacy and Access
The Landlord may enter the property to carry out repairs or inspections, providing at least 24 hours' notice in writing.
The Tenant must allow access to the Landlord or their representatives during reasonable hours for necessary inspections or repairs.
XII. Dispute Resolution
Any disputes arising under this Agreement shall be resolved through mediation or arbitration as agreed by both parties.
XIII. Governing Law
This Agreement shall be governed by the laws of England and Wales.
