Free Assured Tenancy Agreement for Landlords

This Assured Tenancy Agreement is made on January 1, 2054 between [YOUR NAME] (the "Landlord") and Drake Feeney (the "Tenant").
I. DEFINITIONS
In this Agreement, the following terms shall have the following meanings:
"The Property" means the dwelling located at Austin, TX 73301.
"The Rent" means the sum of $1,500.00 per month payable by the Tenant to the Landlord.
"The Term" means the duration of the tenancy, which is February 1, 2054 to January 31, 2055 unless terminated earlier in accordance with the terms of this Agreement.
II. AGREEMENT TO LET
The Landlord agrees to let, and the Tenant agrees to take the Property on an assured tenancy basis under the terms of this Agreement. The Property is let as a furnished residence.
III. RENT AND PAYMENTS
The Tenant agrees to pay the Rent on the 1st day of each month by direct transfer to the following account:

The first payment is due on February 1, 2054.
The Rent may be increased as specified by the Landlord, in writing, with at least 30 days' notice.
IV. DEPOSIT
The Tenant shall pay a deposit of $1,500.00 to the Landlord upon signing this Agreement.
The deposit will be held to cover any damages, unpaid rent, or other liabilities incurred during the tenancy.
The deposit will be refunded within 30 days of the Tenant vacating the Property, subject to any deductions for damages or unpaid charges.
V. THE TENANT'S OBLIGATIONS
The Tenant agrees to:
Pay the Rent on time.
Keep the Property in good repair and condition.
Not make any alterations or improvements to the Property without the Landlord's written consent.
Not sublet or assign the Property without the Landlord’s prior written consent.
Allow the Landlord or their representative to inspect the Property with prior notice of 24 hours.
Comply with all relevant laws and regulations concerning the Property.
VI. THE LANDLORD'S OBLIGATIONS
The Landlord agrees to:
Maintain the Property in a habitable condition and repair any structural issues.
Ensure that the Property is insured for the duration of the tenancy.
Provide the Tenant with notice of any necessary repairs and maintenance.
Ensure that the Property complies with all relevant health and safety standards.
VII. TERM AND TERMINATION
The tenancy shall begin on February 1, 2054 and end on January 31, 2055 unless otherwise agreed in writing.
Either party may terminate the tenancy by providing at least 30 days' notice in writing to the other party.
The Landlord may terminate the tenancy without notice if the Tenant breaches any terms of this Agreement.
Upon termination, the Tenant shall return all keys and vacate the Property.
VIII. ASSIGNMENT AND SUBLETTING
The Tenant shall not assign, sublet, or part with possession of the Property or any part of it without the prior written consent of the Landlord.
IX. DISPUTES AND GOVERNING LAW
Any disputes arising under this Agreement shall be resolved through negotiation between the parties.
If the dispute cannot be resolved, the parties may seek mediation or legal action in accordance with the laws of Texas.
X. MISCELLANEOUS
This Agreement may be amended or supplemented in writing, signed by both parties.
If any clause of this Agreement is found to be invalid, the remaining clauses will remain in effect.
