Parking License Agreement
This Parking License Agreement ("Agreement") is made and entered into on this 14th day of June, 2050 by and between Elvie Block ("Licensor") and Floyd Cremin ("Licensee").
1. Purpose of Agreement
The purpose of this Agreement is to grant a license to the Licensee to use a designated parking space located at Phoenix, AZ 85001 ("Premises") for parking purposes in accordance with the terms and conditions set forth herein.
2. Term of License
The term of this license shall commence on June 16, 2050 and shall continue until December 16, 2050, unless terminated earlier pursuant to the provisions of this Agreement.
2.1 Renewal
This Agreement may be renewed for additional terms upon mutual written agreement by both parties at least 15 days prior to the expiration of the current term.
3. License Fee
The Licensee agrees to pay the Licensor a fee of $1500 per month for the use of the licensed parking space. Payment is due on the first day of each month during the term of this Agreement.
4. Use of Premises
The Licensee shall use the Premises solely for the purpose of parking a single vehicle. The Licensee shall not use the Premises for any unlawful purposes or conduct any business activity.
5. Obligations of the Licensee
The Licensee agrees to maintain the Premises in a neat and orderly manner and comply with all applicable laws, rules, and regulations regarding the use of the parking space.
5.1 Damage and Repairs
The Licensee shall be responsible for any damage caused to the Premises due to the Licensee's use and shall promptly repair such damage at their own expense.
6. Termination
Either party may terminate this Agreement with or without cause by providing 30 days written notice to the other party. Upon termination, the Licensee shall vacate the Premises, removing all personal property.
7. Indemnity
The Licensee shall indemnify and hold harmless the Licensor from any claims, damages, or liabilities arising from the Licensee's use of the Premises.
8. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of laws principles.
9. Entire Agreement
This Agreement constitutes the entire agreement between the parties concerning the subject matter hereof and supersedes all prior agreements or understandings, whether written or oral.
