PROPERTY MANAGEMENT AGREEMENT WITH NOTARY

This Property Management Agreement ("Agreement") is made and entered into as of [Date], by and between:

[Property Owner's Full Legal Name], having an address at [Owner's Address], referred to herein as "Owner",

and

[Property Manager's Full Legal Name or Company Name], having an address at [Manager's Address], referred to herein as "Manager".

I. Scope of Services

The manager shall provide the following services in connection with the management of the Property:

  • Tenant selection, screening, and leasing.

  • Rent collection and enforcement of lease agreements.

  • Property maintenance, including repairs, landscaping, and cleaning.

  • Regular inspections of the Property to ensure compliance with safety and maintenance standards.

  • Handling tenant inquiries, complaints, and emergencies.

  • Accounting and financial reporting to the Owner.

II. Compensation

In consideration of the services provided herein, the Owner agrees to pay the Manager:

  • A monthly management fee of 3% of the gross monthly rent collected from the Property.

  • Reimbursement of all reasonable and necessary expenses incurred by the Manager in the performance of its duties under this Agreement, subject to prior approval by the Owner.

III. Term and Termination

This Agreement shall commence on [Effective Date] and shall continue in full force and effect until terminated by either party upon 30 days written notice to the other party. Notwithstanding the foregoing, either party may terminate this Agreement immediately upon written notice in the event of a material breach by the other party.

IV. Legal Compliance

The manager shall comply with all applicable laws, regulations, and ordinances relating to the management and operation of the Property. The manager shall also ensure that all leases and rental agreements comply with local, state, and federal laws.

V. Insurance

Manager shall maintain comprehensive general liability insurance covering its activities under this Agreement, with coverage limits of not less than $ 100,000 per occurrence and $50,000 in the aggregate. The owner shall be named as an additional insured on the Manager's insurance policy.

VI. Indemnification

Each party agrees to indemnify, defend, and hold harmless the other party, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to the performance of its obligations under this Agreement.
